These Terms & Conditions (“Terms”) govern your use of the Hosted Havens LLC (“Hosted Havens”, “we,” “us,” or “our”) website and booking services. By accessing or using our website or services, you agree to be bound by these Terms. If you do not agree, please do not use our services.
Hosted Havens LLC is a registered short-term rental and co-hosting service provider based in San Antonio, Texas. We offer accommodations via direct bookings and partner platforms such as Airbnb.
You agree to:
Provide accurate, current, and complete information when booking
Be at least 18 years of age or older
Abide by all house rules listed on the property page
Use our properties for lawful purposes only
We reserve the right to refuse service or cancel bookings at our discretion.
All bookings made through our website or partner platforms are subject to availability and confirmation. Payment must be made in full at the time of booking, unless otherwise stated.
Payment Processor: All direct payments are securely processed via Stripe. We do not store or have access to full credit card details.
Third-Party Listings: For bookings via Airbnb, guests are subject to Airbnb’s terms and processing systems.
We understand that plans may change. Our general cancellation policy is as follows:
Full Refund: Cancellations made at least 5 full days before the check-in date are eligible for a full refund.
Partial or No Refund: Cancellations made less than 5 days before check-in may not be eligible for a refund.
Listing-Specific Policies: Some listings may have customized cancellation policies. Please refer to the individual property listing for details. In such cases, the listing-specific policy will apply.
Refunds (when applicable) will be issued via the original payment method.
Check-in time: As listed on your booking confirmation (typically from 3:00 PM)
Check-out time: As listed on your booking confirmation (typically by 11:00 AM)
Early check-in or late check-out may be possible with prior arrangement and may incur additional fees.
Guests are expected to adhere to all house rules outlined in the property listing, including but not limited to:
No smoking indoors
No parties or unregistered guests
Respect for neighbors and quiet hours
Proper use of property appliances and furnishings
Violation of house rules may result in fines, immediate cancellation of the stay, and loss of deposit or refund eligibility.
We reserve the right to charge guests for any damages or missing items discovered after checkout. Security cameras may be present on the property exterior for your safety and monitoring purposes—no interior surveillance is permitted.
We reserve the right to cancel a booking or remove guests from a property if their conduct:
Violates local laws
Disrupts neighbors or the community
Damages property or furnishings
Endangers others
In such cases, no refund will be issued.
Your personal data is handled according to our Privacy Policy, which outlines what data we collect, how it is used, and your rights.
Hosted Havens LLC is not liable for:
Personal injury or loss during your stay
Disruption due to acts of nature, power outages, or local disturbances
Property loss or theft
Guests are encouraged to carry travel insurance.
We are not liable for failure to perform due to events beyond our control including but not limited to acts of God, weather events, pandemics, governmental actions, or infrastructure failures.
We reserve the right to update or revise these Terms at any time. Changes will be effective when posted to this page. Continued use of our services after changes constitutes acceptance of the new terms.
These Terms are governed by the laws of the State of Texas. Any disputes will be resolved in the appropriate courts located in Bexar County, Texas.
