Military PCS Housing Checklist: What Families Need Before Arriving in San Antonio
A practical checklist for military families PCSing to San Antonio: TLE limits, furnished rental features to confirm, and what to ask before booking.
By Megan Blount ·
A PCS move to San Antonio puts you in one of the country's largest military metros, but "largest military city in Texas" does not automatically mean housing is easy to navigate. Base housing waitlists, BAH rate calculations, and the gap between TLE reimbursement and actual housing costs make the first few weeks harder than they need to be without some advance planning.
This checklist is organized around the decisions that families typically need to make in the first 30 days after arriving.
Before you book: confirm these rental features
Not every furnished rental is actually equipped for the way military families live for 4 to 8 weeks during a transition. The minimum checklist:
- In-unit washer and dryer (doing laundry in a shared facility with kids in tow is not sustainable for weeks)
- Full kitchen with at least four burners, a real oven, and a properly sized refrigerator
- High-speed internet (kids' schoolwork, service member's admin, and two adults streaming in the evening)
- Bedroom count matching your family (a couple with two kids in a two-bedroom rental is tight; three bedrooms is the floor)
- Pet policy confirmed in writing if you have a dog
- Flexible check-out date in case orders change or housing clearance takes longer than expected
TLE, BAH, and bridging the gap
TLE covers up to 10 days of authorized lodging costs. After that, you are covering the gap between your BAH and actual rental costs from your own pocket. At Randolph AFB BAH rates for E-6 and above, short-term rentals in Converse and Universal City typically fall within BAH range for monthly pricing. Nightly-rate bookings at the same properties often exceed BAH when annualized.
The practical answer is to book at the monthly minimum from day one if you expect to need housing for more than two weeks. Monthly pricing at furnished rentals runs 20 to 35 percent below their nightly rate.
Randolph AFB options
For families moving to Randolph, the short-term rental options closest to the back gate are in Converse: Discovery Mill for families needing five bedrooms, and The Crashpad for single service members needing a private room with dedicated workspace.
Lackland AFB options
For assignments to Lackland or Wilford Hall, the Collins Garden Studios in the Collins Garden Park neighborhood are nine miles from base and designed for extended stays. Each studio has its own kitchenette, private climate control, and workspace. Several units are pet-friendly.
The documents to have ready
Before booking any short-term rental, have the following ready to streamline the process: your PCS orders (for TLE reimbursement documentation), your BAH entitlement at the Randolph or Lackland rate, confirmation of your reporting date and estimated housing clearance timeline, and your pet's vaccination records if applicable.
